Industrial Parks & Sites
More than 1,500 acres of light or heavy industrial zoned
property is located within the city of Redmond with over 290
acres for sale at the end of 2007. Seven new industrial parks
have opened in the past four years. Several of the larger
industrial business parks and available buildings are listed
below. In addition, new sites are being developed, new buildings
constructed and existing buildings coming on the market for
interested companies. All sites and new buildings are located
within Redmond's Enterprise Zone, a 3 to 5 year property tax

Airport Business Center
Several
innovative companies call Airport Business Center home, including
T-Mobile, Jeld-Wen, Great Outdoors.com and Advantage Dental.
Located in Redmond's industrial neighborhood, ABC has 55 acres
of land divided into 34 parcels. Prime sites are available
for sale with lot sizes ranging from a half-acre to two acres.
The mixed-use business development, and its neighbor, Campus
Within The Park, both developed by MHi, can accommodate office,
manufacturing, retail support services, and warehouse facilities.

Pioneer Business Park
This new 39+ acre industrial park is located just east of
and with an exit off the new re-route of Hwy 97at 343 NE Hemlock
Avenue. It is zoned approximately 50/50% light and heavy industrial.
The flat terrain park with mountain views is divided into
twenty six 0.7 to 2.5 acre lots and is marketed as ready for
construction. All utilities and access streets are supplied
and individual lots can be recombined for larger projects.

SE Lake Road Industrial Park
Infrastructure is under construction to serve this zoned heavy
industrial site located at approximately 1381 SE Lake Rd.,
north of Quality Truss' new building along the east side of
Lake Road. The 8.64 acres is divided into 9 lots from 0.62

High Desert Business Park
Located at the SW corner of SE Antler Avenue and SE 9th Street,

travel and Antler intersects with the new re-route of Hwy

Topaz Business Park
Available as a large parcel site, 60.94 acres, or individual
small parcels, the project has received approval from the
Redmond Urban Planning Commission for development. The site
is zoned light industrial and located less than ˝ mile west
of the airport with access via Reindeer Avenue. The flat site
is situated in the middle of Redmond's light industrial area
and has utilities available including CAT 6 and Fiber Optic

Large Parcel Properties
City of Redmond's Incentive 128 Acre Desert Rise Development
Located at the east end of Hemlock, Greenwood and Antler Avenues,
this original 128 acre tract of heavy industrial zoned land
has been master planned with a focus on large 5 to 40 acre
lots for end users companies. 24.8 acres have been Certified
by the State of Oregon as ready to build upon within 180 days
and the remaining 48.2 acres are in the process of also being
certified by the State. The project is being used as an economic
development tool for job creation and building capital investment.
Sale is conditional and requires building permits within 12
months of sale and occupancy within 18 months following permit
authorization. Access is from three different streets and
is located on the east side of Redmond between Antler and
Hemlock Avenues in a heavy industrial zoned neighborhood.
The City is open to discussion with interested companies for

Redmond Industrial Complex (formerly Crown Pacific) 
This 77 acre redeveloped heavy industrial zoned mill-site
is for lease or sale in part or in its entirety. The 60+ acres
of undeveloped land on site is in process to become a Certified
Site by the State of Oregon that guarantees it ready for construction
within 180 days of purchase. Several tenants occupy portions
of the existing 208,846 SF of buildings. A rail spur splits
into four lines that run into the property from jointly operated
Burlington Northern/Santa Fe RR and Union Pacific RR's mainline.
A two inch high pressure natural gas line and 3 phase electric
power serve the site. It is located just east of the new re-route
of Hwy 97 with access off East Antler Avenue and 9th Street.
9th Street is a north/south minor arterial thoroughfare, bordering

12.45 Acre Greenfield
This undeveloped flat terrain 12.45 acre site lies adjacent
to the BNSF mainline railroad tracks and is very visible from
the new re-route of Hwy 97. Access is off Hemlock Avenue which
intersects with the new re-route and 9th Street. Zone heavy

Fairgrounds Condominium Plaza
A twelve unit light industrial condominium building has been
constructed on W. Deerhound Road in the Fairgrounds Business
Park off S.19th Street. The units vary from under 2,000 SF

the mezzanine floor and fenced outdoor yard. The location

on 1.33 acres on SW Badger Avenue in the Pasco Industrial
